Coal Mining Report Interpretations

Homeowners, prospective purchasers, solicitors, valuers, estate agents, insurers and lenders can all benefit from acquiring a Coal Mining Interpretation Report. It will explain in detail the mining issues highlighted in the Coal Authority's standard mining search, the risks associated with disused mine shafts, adits and shallow coal mining and provide a risk assessment regarding the potential for coal mining subsidence to land and property.
Our team of surveyors and engineers provide a cost efficient service to meet strict client demand. We are leading consultants to the Coal Authority on coal mining subsidence investigation and our mining surveyors share a close working relationship with the Coal Authority Mining Reports Division.
Interpretative Reports are commonly requested by Solicitors on behalf of clients attempting to buy or sell property. Invariably a mineshaft, adit or other mining issue has complicated the purchase funding arrangement and our reports have assisted in positively progressing the sale process.

Coalmark Coal Mining Risk Assessments

Desktop Site Investigations

Our experience shows that site developers, architects and design engineers can avoid unforeseen problems, delays and expenditure by commissioning a thorough Desktop Study before carrying out detailed planning of new sites.
We can investigate a potential site on behalf of the developer with the aim of identifying possible hazards, such as:
  • Shallow unrecorded coal mine workings/mineshafts
  • Earlier mining and quarrying activity of coal and other minerals and industrial materials
  • Earlier land use including archaeological sites and contamination due to hazardous processes and potential industrial contamination
  • Potential natural geological faults, fissures, cavities and sink holes
  • Slope stability problems

Hydrological Services

Hydrological assessment of a site will provide an owner/purchaser with a level of flood protection which he can use in his site risk assessment. We can carry out the initial assessment and provide follow on services as listed below:
  • Study of surface water and ground water catchments and watercourses in order to estimate the level of protection from flooding at any part of the catchment
  • Computer modelling of catchments and drainage systems
  • Outline design and budget estimating for schemes to alleviate flooding or improve the level of protection
  • Environmental Impact Assessments of any scheme affecting watercourses and obtaining of licenses from regulatory bodies
  • Detailed design, tendering and supervision of resulting schemes
  • Assessment of likely pumping costs to enable forward planning
